Our prices have increased each of the last 5 years due to steady demand.  Another price increase in September  2011 reflects the completion of Phase 3's construction of roads, utility grid etc. Our prices continue to edge higher yet not near high enough to truly reflect the rarity of serviced lakefront property along the shores of this giantic, pristine lake.

Of Lesser Slave Lake's 247 km of shoreline, only 39 km of shoreline is privately owned.  Of the 39 km of titled private ownership, less than 1/4 of it has any available access to services such as power - leaving a tiny 9 or 10 km of shoreline with varied access to utilities.  Red Sky Shores is a rare waterfront community with full municipal services - town water and sewer lines - no smelly septic tanks - buried power, natural gas, and highspeed internet access (coming soon), NEW private onsite pier and a Federal harbor and marina neighboring us, which has undergone extensive improvements each of the past few years.  All this plus there is no building commitment at Red Sky - so you simply could become a lakefront property owner without having to build a lake home, cottage or a log cabin...

1)  Proximity to over 1.5 Million Albertans…

We are located in Joussard, on Lesser Slave Lake, approximately a 3.5 hour drive for over 1.5 million Edmontonians and Northern Albertans (the same ratio is true for Invermere/Fairmont/Panorama's proximity to Calgary). That's pretty important when you consider the phenomenal rise in lake real estate in Alberta and BC over the past few short years and the rising prices in lake communities short driving distances to major population centres. No, there is no building commitment, so many investors may wish to simply sit on their lot purchase until such time that their returns on investment can be maximized. Typically lot prices increase during a lake development's construction process and continue to rise in many cases long after completion of the development…

3)  Why should I buy now…

Now that many cabins and cottages have been constructed by owners and the utility grid is in place in the first 2 phases inquiries are coming in daily. We had barely finished the construction on Phase 2 when we sold 12 lots in rapid succession. People who were waiting to see the utility grid in place before buying are now comparing value on the 37 lots in our newly released - family heirloom property from the Shiniman family - in Phase 3, which adds even more choices alongside our Red Sky Shores lakefront. There is also a shrinking selection of fully serviced lake lots in Phase One from $89,900 plus tax...
